Define el marco estrat\u00e9gico de desarrollo territorial del municipio. Es la referencia para la elaboraci\u00f3n de los restantes planes municipales (Plan de Urbanizaci\u00f3n y Plan de Detalle).<\/h4>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:400\">Se articula con instrumentos de gesti\u00f3n territorial nacional, regional o intermunicipal, integrando las condiciones de planificaci\u00f3n que vinculan al municipio. Aqu\u00ed se enumeran \u00e1reas de reserva ecol\u00f3gica o agr\u00edcola, \u00e1reas protegidas o planificaci\u00f3n de \u00e1reas costeras.<\/h4>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:700\">Por lo tanto, los siguientes documentos forman parte del PDM:<\/h4>\n\n\n\n<div style=\"height:17px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul>\n<li><strong>Regulaci\u00f3n:<\/strong> Composici\u00f3n del elemento normativo del PDM, que establece las reglas y par\u00e1metros aplicables a la ocupaci\u00f3n, uso y transformaci\u00f3n del suelo, vinculantes para las entidades p\u00fablicas y tambi\u00e9n, directa e inmediatamente, para los particulares.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Plan de Ordenaci\u00f3n: <\/strong>Representaci\u00f3n del modelo de organizaci\u00f3n espacial del territorio municipal.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Plan de Condiciones:<\/strong> Identificaci\u00f3n de servidumbres administrativas y restricciones de servicios p\u00fablicos vigentes que puedan constituir limitaciones o impedimentos a cualquier forma espec\u00edfica de uso del suelo.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:700\">Los siguientes documentos tambi\u00e9n acompa\u00f1an al Plan Maestro Municipal:<\/h4>\n\n\n\n<div style=\"height:17px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul>\n<li><strong>Informe: <\/strong>Clarificaci\u00f3n de la estrategia y el modelo de desarrollo local, en particular los objetivos estrat\u00e9gicos y las opciones territoriales adoptadas para el modelo de organizaci\u00f3n espacial.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Memoria Ambiental: <\/strong>Identificaci\u00f3n, descripci\u00f3n y evaluaci\u00f3n de los posibles efectos significativos sobre el medio ambiente, derivados de la ejecuci\u00f3n del plan y alternativas razonables, teniendo en cuenta los respectivos objetivos y \u00e1mbito territorial de aplicaci\u00f3n.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Programa de Ejecuci\u00f3n:<\/strong> Contiene las disposiciones sobre la ejecuci\u00f3n de las intervenciones estatales y municipales prioritarias, planificadas en el corto y mediano plazo, y el marco para las intervenciones estatales y municipales planificadas en el largo plazo.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Plan de Financiamiento y Bases para la Sostenibilidad Econ\u00f3mica y Financiera.<\/strong><\/li>\n<\/ul>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:700\">El Plan Director Municipal se complementa adem\u00e1s con los siguientes elementos:<\/h4>\n\n\n\n<div style=\"height:17px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul>\n<li>Plan Marco Regional.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Plano de la situaci\u00f3n existente con la Ocupaci\u00f3n del Suelo.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Plan e Informe indicando los compromisos urban\u00edsticos existentes.<\/li>\n\n\n\n<li>Mapa de Ruido.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Participa\u00e7\u00f5es recebidas em sede de discuss\u00e3o p\u00fablica e respetivo relat\u00f3rio de
