Plusieurs facteurs expliquent cette propension:<\/h4>\n\n\n\n<div style=\"height:17px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul>\n<li>Grave probl\u00e8me de stock sur le march\u00e9 r\u00e9sidentiel national, avec peu d&#8217;offre, les prix de l&#8217;habitation ne cessent de monter et l&#8217;achat de ce type d&#8217;immobilier est, au d\u00e9part, moins cher.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Augmentation des magasins et des entrep\u00f4ts plus vides en raison de la mont\u00e9e du commerce \u00e9lectronique.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Le t\u00e9l\u00e9travail ou un mod\u00e8le hybride ont laiss\u00e9 de nombreux bureaux sans emploi.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:21px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:400\">L&#8217;approbation de Simplex a facilit\u00e9 la conversion des biens immobiliers commerciaux en biens r\u00e9sidentiels, afin d&#8217;augmenter l&#8217;offre de logements sur le march\u00e9.<\/h4>\n\n\n\n<div style=\"height:21px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:400\">Le r\u00e9gime juridique de la propri\u00e9t\u00e9 horizontale a \u00e9t\u00e9 modifi\u00e9 et, conform\u00e9ment au d\u00e9cret-loi no 10\/2024, du 8 janvier, l&#8217;Assembl\u00e9e des communes n&#8217;a pas besoin d&#8217;\u00eatre consult\u00e9e \u00e0 ce sujet.<\/h4>\n\n\n\n<div style=\"height:21px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<figure class=\"wp-block-image size-thumbnail is-resized\" maxwidth=\"\"><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/smartauctionwordpress-francos.devscope.net\/wp-content\/uploads\/2024\/02\/5-150x150.jpg\" alt=\"\" class=\"wp-image-11897\" width=\"150\" height=\"150\" srcset=\"https:\/\/smartauctionwordpress-francos.devscope.net\/wp-content\/uploads\/2024\/02\/5-150x150.jpg 150w, https:\/\/smartauctionwordpress-francos.devscope.net\/wp-content\/uploads\/2024\/02\/5-300x300.jpg 300w, https:\/\/smartauctionwordpress-francos.devscope.net\/wp-content\/uploads\/2024\/02\/5-1024x1024.jpg 1024w, https:\/\/smartauctionwordpress-francos.devscope.net\/wp-content\/uploads\/2024\/02\/5-768x768.jpg 768w, https:\/\/smartauctionwordpress-francos.devscope.net\/wp-content\/uploads\/2024\/02\/5.jpg 1080w\" sizes=\"(max-width: 150px) 100vw, 150px\" \/><\/figure>\n\n\n\n<div style=\"height:21px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:400\">Il y a cependant deux r\u00e8gles de base \u00e0 consid\u00e9rer en ce qui concerne la conversion de bureaux\/magasins en logements:<\/h4>\n\n\n\n<div style=\"height:17px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul>\n<li>La Chambre doit \u00eatre consult\u00e9e au pr\u00e9alable et v\u00e9rifier, apr\u00e8s l&#8217;ach\u00e8vement des travaux, si les conditions d&#8217;habitabilit\u00e9 n\u00e9cessaires existent.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Si le travail n\u00e9cessite des modifications esth\u00e9tiques ou architecturales dans les parties communes du b\u00e2timent, l&#8217;approbation du condominium sera obligatoire.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:21px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"has-heading-6-font-size\" style=\"font-weight:400\">Ce nouveau d\u00e9cret favorise le logement tout en simplifiant les actes administratifs. Jusqu&#8217;ici, il fallait l&#8217;autorisation et de l&#8217;Assembl\u00e9e des Condominiens &#8211; et \u00e0 l&#8217;unanimit\u00e9. Mais, avec ce d\u00e9cret-loi, toute fraction qui n&#8217;est pas r\u00e9sidentielle peut \u00eatre modifi\u00e9e \u00e0 des fins r\u00e9sidentielles sans avoir besoin de demander l&#8217;autorisation aux condominiums.
